Plumbing inspections, the whole system on the record
Before you buy, before you remodel, or before small symptoms become February emergencies, a proper inspection tells you the truth about a house’s plumbing. We look at everything and write down what we find, good and bad.

What a real inspection covers
Supply pressure and regulator health. Water heater age, strapping, venting, and relief piping. Every fixture’s valves and connections. Visible supply and drain condition, with material eras identified, galvanized, polybutylene, and early copper all have known life expectancies. Gas connections and flexes. Under-sink shutoffs that will actually shut when needed. And the crawl space or slab evidence that tells the rest of the story.
Add a sewer camera pass and the underground half of the system stops being a mystery. The report is plain English with photos, ranked by urgency, with firm prices on anything worth fixing.

How the job goes
Safety first, always
Gas smells mean leave first and call from outside. For inspections and maintenance, we schedule at your convenience instead.
Instrumented diagnosis
Gauges, detectors, and pressure tests, never guesswork. Gas and safety systems get proven, not sniffed at.
Correct to code
Repairs and installs built to the code book the first time, with permits pulled and inspectors met where the work requires it.
Documented and proven
Pressure held on a gauge, results in writing, tags cleared with the utility. Your file gets the evidence.
Buyers, sellers, and landlords
Home buyers get negotiating truth: a general inspector notes symptoms, we diagnose causes and price them, which turns an unknown into a number before you sign. Sellers use the same report in reverse, fixing the short list before listing. Landlords put units on inspection cycles so small failures get caught between tenants instead of at midnight.
No inspection of ours comes with a hard sell. The report says what we found; what you do with it is your call, and plenty of reports say the house is fine.
Local knowledge, Victorville out to the Pass
Buying anywhere from Adelanto’s newer tracts to century-old Redlands craftsman stock, the plumbing eras differ wildly and so do the risks. We know what each decade of local construction hid in its walls, and the inspection reads accordingly.
Work that pairs with this
Honest scoping, in writing
Before any work, Ruben walks you through what he found and lays out the options, the way one reviewer described with an aging on-demand water heater. You pick the fix with a firm price in front of you. If a smaller repair will hold, we say so, even when someone else quoted you something bigger.
We don’t come back to fix the same thing twice. It’s correct the first time.
“My technician Ruben arrived on time. He did a wonderful job. I recommend your services to everyone, keep up the good work!!”Tony G.
Questions we actually get
What does a plumbing inspection cost?
A firm flat price quoted when you book, with the sewer camera add-on priced separately. Buyers routinely make it back many times over in negotiations, and sellers avoid the escrow surprise that costs far more.
How is this different from the general home inspection?
A general inspector notes that a faucet drips and moves on. We tell you why, what it costs to fix, and what the pipe behind it says about the next decade. Depth versus breadth, and on plumbing you want depth.
How long does it take?
One to two hours for most homes, longer with a camera pass or a large property. The written report with photos follows the same day, ranked by urgency.
Can you inspect a rental between tenants?
That is the ideal moment, the unit is empty and small fixes are cheap. Landlords across the High Desert run us through on turnover cycles, and the documented condition record has settled more than one deposit dispute.
What are the red flags you look for in older homes?
Galvanized supply lines, polybutylene from the eighties, water heaters past their era, missing seismic strapping, dead shutoffs, regulator failure, and DIY gas work. Each one is a known quantity with a known fix, which is exactly what the report gives you.
Open 24 hours, Monday through Saturday
Emergencies get answered by a plumber, not a queue. Scheduled work gets a window we actually hit. Either way, the fix holds.
