The regulator is the usual suspect
Street pressure in parts of the High Desert and the Inland Empire foothills runs well above what any fixture is rated for. The pressure regulator at your main is supposed to tame it to around 60 psi, and regulators die quietly after ten or fifteen years. When yours fails, every valve, hose, and fitting in the house takes street pressure around the clock, and things start failing in a pattern that looks like bad luck.

Banging pipes when valves close is water hammer, and it is pressure plus momentum with nowhere to go. Arrestors at the offending fixtures and correct pressure at the regulator quiet it. Thermal expansion in a closed system does its own damage, which is what expansion tanks are for, and we check yours whenever we are on a pressure call.
If high pressure has been chewing on your house for years, we look at the collateral: toilet fill valves, washer hoses, the relief valve on the water heater. Cheap parts now beat a burst hose flooding the laundry room later.

Before you even call
How do I know if my water pressure is too high?
Banging pipes, faucets that spit, appliance connections weeping, a water heater relief valve that drips, and toilets that hiss on refill. A gauge on a hose bib tells the number in one minute: above about 80 psi, code says you need a working regulator.
What should home water pressure be?
Around 55 to 65 psi for most houses: strong showers, no violence to the fixtures. We set the new regulator, verify at the taps, and leave you with a number you can check yourself.
How long does a regulator last?
Ten to fifteen years typically, and they fail quietly in either direction, too high or too low. If yours is original to a nineties house, it is not regulating much of anything anymore.
What is that bang when the washing machine stops filling?
Water hammer: moving water slamming into a closed valve. Modern machines close valves fast, and without arrestors the shock hammers your pipes and connections. Arrestors plus correct pressure end it.
Can high pressure really burst pipes?
It is a leading cause, especially paired with aging copper or a freeze. It also voids some appliance warranties. The regulator is the cheapest insurance policy attached to your plumbing.
