Where High Desert houses actually split

Hesperia swings hard: a January night in the twenties, an afternoon in the sixties. The failures land on whatever run spent that night outdoors rather than inside a heated wall.

Garage walls and laundry rooms

Tract housing from the 1980s through the 2000s often runs supply through the garage or an unconditioned laundry room. The door bleeds cold all night and nothing keeps that pipe warm.

Hose bibs and the yard side

An outdoor bib with a hose attached holds water against the valve. It freezes first, and the split usually shows on the stem inside the wall, soaking framing quietly.

Crawlspaces and attic reruns

Older rural houses carry supply under the floor with desert air moving through the vents. Remodels sometimes ran a line through the attic, the coldest place in the house.

Well houses and pressure tank lines

Off the paved roads, the run between the well house and the pressure tank is often bare pipe in an unheated shed. First thing we check on a rural no-water call.

What we replace, and what we leave alone

Cold gets the headlines. Hard water does the quiet work the rest of the year, scaling the bore down and thinning the wall until street pressure finds the weak spot, and old galvanized rusts from the inside out.

We cut back to sound pipe on both sides of the failure, rebuild the run with proper fittings, and hold it under pressure while you watch. A clamp over a split buys a week. If the rest of the line reads thin, we price the repipe against the repair.

Wet drywall wicks past the mark you can see, so it comes off above the damp line, and soaked insulation comes out rather than souring by June. On insurance we stay in our lane: your carrier decides what the policy covers. What we do is document it the way an adjuster wants, with photographs before anything is cut and an itemized invoice.
