Hesperia water is hard enough to take years off a tank, and most installs here ignore that. We size the heater to the household and set it up to survive this water.
Hard water decides how long the new one lasts
Everything about a water heater out here comes back to the water. Minerals drop out of solution when water gets hot, so they plate onto the element and crust the bottom of the tank. The burner then works through that crust, runs longer for the same shower, and the tank gives out years early. That rumbling is the crust, not the heater talking to itself.
Which is why flushing matters more here than in most of the country: it decides whether a tank reaches the end of its warranty or quits years short. We show you the drain valve before we leave and check the anode rod while we are in the garage.
What the install actually includes
Look first, price second
We read the space, the venting, and the gas line or the circuit before any number gets said out loud. The firm price comes after that.
Set level and strapped
California wants a heater braced against earthquake movement, so it gets strapped into solid backing and set level on a proper stand.
Draft, relief, and gas proven
Flue draft checked, relief line run where it belongs, gas connection leak-tested before the burner ever lights.
Permit, then cleanup
We pull the permit when the job calls for one. The old tank leaves on our truck and the floor gets swept.
Gas, electric, or propane, whatever the parcel has
In the tract neighborhoods there is natural gas at the garage wall and the swap is straightforward. Out on the older rural parcels it is propane off a yard tank, or no gas at all and a circuit instead. Propane is not natural gas with a different sticker on it. Electric works fine where there is no gas line, and we say how the recovery time will feel.
Tank or tankless, told straight for this water
Tankless is a good machine and a poor match for an owner who will not maintain it. In this water the exchanger scales the way a tank does, except the passages are narrow, so flow falls off early. It needs descaling on a schedule, plus isolation valves so that is an hour and not a day. If that is you, tankless is excellent here. If not, a right-sized tank behind a softener will make you happier.

Sized to the household, not to the old sticker
Plenty of installs here get decided by reading the label on the dead heater. That is how a family of five ends up with the tank the previous owners bought for two. We ask how many showers run back to back and whether the laundry and the dishwasher overlap, then size from the answers. Sometimes the honest answer is smaller than what was there.

Questions from Hesperia garages
How long should a water heater last in water this hard?
Longer than most people get. Left alone in this water a tank wears out well before its time. Flushed once a year with a healthy anode rod, it runs the full stretch. That is the whole difference.
Can a new heater go in the same day?
Most tank replacements, yes. We keep common sizes on hand, so a morning call usually means hot water that night, with the old tank gone on our truck. Changing fuel or reworking vent takes longer, and we say so on the phone.
Do I need a permit to replace a water heater?
Water heater replacement is permit work in San Bernardino County, and we pull the permit and meet the inspector. Skipping it is what turns up later at closing.
My garage drops near freezing. Does that hurt the heater?
It matters more for the plumbing than for the tank. The heater keeps itself warm, but the cold line feeding it, the relief line, and anything along an exterior wall are what split on a clear January night. We insulate what is exposed.
Does the install need an expansion tank?
If the house has a pressure regulator or a check valve at the meter, the system is closed, heated water has nowhere to expand, and the relief valve starts weeping. An expansion tank solves that. We read static pressure before deciding.
Older garages and the vent they were built with
A lot of the heaters we replace here sit in a garage built in the eighties or nineties, with a flue sized for the appliance that came with the house. Drop a new one in without looking at the vent, especially where a furnace shares it, and the draft may not clear. We check it on the finished install, every time.
