Jess Ranch and the golf communities went up on slabs with copper set in the concrete, and that copper is now old enough to pinhole. A leak under the floor rarely shows itself. We pin it down first, then you pick how it gets fixed, with the price in hand.
What a slab leak feels and sounds like
The first hint is usually underfoot. One patch of tile or wood stays warm when the heat has been off all day, because a hot line beneath it is leaking into the concrete. Barefoot households tend to find these first.
The second hint is a sound: late at night, every faucet closed, and water still running somewhere below you. The third lives at the meter. Turn everything off, note the dial, wait, then look again. If it moved, water is going somewhere it should not.
The locate comes before the saw
Split hot from cold
Each side of the system gets its own pressure test. The result tells us which line is failing and cuts the search in half.
Listen through the floor
Acoustic equipment picks up water escaping under concrete. We narrow it room by room until the loudest point is marked.
Follow the warmth
When the hot line is the one leaking, a thermal camera traces its path through the slab and shows where heat spreads from the break.
Walk you to the mark
You see the spot, the readings and the photos before anyone decides whether to open anything.
Spot repair, or a reroute overhead
A spot repair opens a small section of floor at the mark, replaces the failed piece of copper, and closes the concrete back up. When the rest of that line tests sound and this is its first leak, it is usually the right call.
A reroute caps the old pipe and leaves it in the slab, then runs a new line through the attic and down inside the walls to the fixtures it used to feed. Your floor stays untouched. The trade is some drywall openings and patching, a fair deal in a house where the flooring would be hard to match.
When a second pinhole changes the answer
One pinhole can be bad luck. A second one on the same line says the copper is thinning along its whole length, and the hard water behind the first leak is still working on the rest. From there we stop recommending spot repairs on that line and price a reroute, or a repipe if more than one line is showing its age.
Homes across Jess Ranch and the golf communities were plumbed in the same years with the same pipe. If a neighbor just dealt with a slab leak, that is worth knowing about your own floor too.

Paperwork an adjuster can use
Coverage is your carrier’s decision, and policies differ on what they pay for. Our part is making the claim easier to file: photos of the meter test and the locate, pictures of the failed pipe once it is out, and a written scope saying what we found and what we did about it.

What Jess Ranch and golf community owners ask
My water bill jumped. Is it a slab leak?
Not necessarily. A running toilet or a weeping irrigation valve can do the same thing. Check those, then close every fixture and watch the meter. If the dial still turns, the water is escaping from a line you cannot see.
Can we keep using water until you arrive?
If the meter creeps slowly and nothing is wet, sparingly, yes. If water surfaces on the floor or you hear it rushing, shut the main. When a warm spot points to the hot line, closing the cold inlet on the water heater often stops it.
Will my tile have to come up?
Only for a spot repair, and only over the mark. If the flooring would be hard to match or runs through the whole house, a reroute overhead leaves it alone. We talk through which matters more to you before anything is decided.
Is the slab sound after you patch it?
The opening gets filled with fresh concrete over the repaired pipe and finished level with the floor around it. The firm price spells out whether putting the floor covering back is part of our scope, so you know who handles which step.
Why would a golf community home have old pipe?
Because those homes are older than they look. Copper put in during the eighties and nineties has spent decades carrying hard water, and pinholes are the result. Kitchens and baths may be updated while the pipe under the slab is original.
Does a reroute leave holes all over the walls?
A handful, placed where the new line turns or drops to a fixture. The attic carries most of the run. Every opening is patched once the line holds pressure, and we walk you past each one before we pack up.
