The faucet coughs once and gives you nothing. On the higher parcels around town that happens on real winter nights, and the pipe you cannot see is the one to worry about. Leave the torch in the garage and call us. A plumber picks up around the clock, Monday through Saturday.
Why the high parcels freeze first
Frost does not land evenly across Apple Valley. The high-ground parcels catch real frost on nights when other streets barely see it, and wind crossing an open lot pulls warmth off any pipe left out in it.
Horse properties add distance to the problem. A barn line or a trough feed can run a long way from the house with nothing covering it, and a long exposed run is the first thing on the property to split.
The morning a line won’t run
Leave that tap open
Crack the faucet that went dry. Moving water melts ice faster, and you will hear the moment flow comes back.
Warm it slowly
A hair dryer or warm towels on the pipe. Start at the faucet end and work back toward the frozen stretch.
No open flame, ever
A torch can flash trapped water to steam inside the pipe and set dry framing smoldering where nobody can see it.
Put a hand on the main
Before the ice lets go, find the shutoff and make sure it turns. If the thaw exposes a split, that valve needs to close in seconds.
The lines that run out to the barn
On a working horse property the plumbing keeps going past the back door. Water heads out to the barn and the troughs, often through a line trenched shallow or left above ground right where it meets a fixture.
Risers at the trough
The short stretch where a buried line climbs out of the dirt to feed a trough or yard hydrant is fully exposed. It freezes before anything else and tends to split right at the fitting.
Long, shallow runs
A line buried too shallow or laid along a fence feels every hard night. Across a big parcel, one weak spot is enough to leave the whole barn dry.
Bibs on the house wall
An old-style bib holds water right at the outside face of the wall. A frost-free bib closes deeper inside, on the heated side, so nothing is left sitting in the cold.
Insulation and frost-free bibs before December
A January repair costs you a cold morning and a wet wall. Fall prep costs an afternoon. We wrap the exposed runs and swap old bibs for frost-free ones, then walk the barn and trough lines while the ground still digs easily.
If one run freezes no matter what anyone does, the lasting fix may be moving it inside a heated wall or burying it deeper. We price that option next to the insulation, and you choose.
The thaw is when the water shows up
Ice plugs a split pipe while it stays frozen, so nothing drips overnight. The trouble arrives the next afternoon, once sun warms the wall and the plug lets go. A faucet that went dry at dawn and came back by lunch has earned a look before the next cold night.

Frost questions from the colder side of town
Should I drip a faucet on cold nights?
On the high parcels, a slow drip at the faucet farthest from the main keeps water moving through the coldest run. It works. If you find yourself dripping every winter, though, that run sits somewhere too cold and deserves a real fix.
The barn has no water but the house does. Now what?
The ice is somewhere between the house and the barn, most often where the line climbs out of the ground. Close the valve feeding that run if there is one, open the trough fixture, and call before putting heat on anything.
Is a heat gun okay?
Carefully, on bare and reachable pipe, kept moving and away from anything that burns. Plastic pipe softens fast under one. A hair dryer is slower and safer. Anything with a flame stays out of it, and so does any line hidden behind a wall.
How does a frost-free bib actually work?
Its valve seat sits back inside the wall instead of at the spout. Close the handle and the outside section drains, so no water waits in the cold. It only works with the hose disconnected, which surprises plenty of people.
Do pipes in the garage need insulation?
If a supply line runs along an exterior garage wall, yes. The big door leaks cold all night. Foam sleeves handle reachable runs. Lines already closed inside a finished wall need a different answer, and we check which side of the insulation they sit on.
The line thawed and runs fine. Am I in the clear?
Maybe. Open the fixtures it feeds and listen for a hiss inside the wall, or look for a damp patch near the frozen spot. A hairline split can stay quiet at first and open wider once full pressure has worked on it.
Winterize it once, at a firm price
Call before December and we walk the house and the outbuildings, find the runs that freeze, and hand you a firm price for fixing them. Mid-winter emergencies still get a plumber on the line.
