Exposed pipes up here live a hard life: frozen in January, cooking in July. Proper insulation stops freeze bursts, cuts water-heating waste, and quiets the pipes, and it costs a fraction of one emergency visit.
What gets insulated and why
The priority list writes itself: hose bib risers and exterior wall runs, garage and crawl space lines, the recirculation loop bleeding heat all day, attic runs that see both temperature extremes, and the first six feet off the water heater where the standby losses concentrate. We use closed-cell foam sized to the pipe, sealed at the joints, and UV-rated jacketing where sun hits it, because desert sun eats bare foam in two summers.
The photo on this page is the standard: lines and regulator fully jacketed at a main entry, seams sealed, no bare brass left to the frost.

Stop the bleeding
If water is moving, we walk you to the shutoff over the phone while the truck rolls. Minutes matter and we treat them that way.
Locate before opening
Acoustic gear, pressure isolation, and meter logic find the failure before anything gets cut. One opening, at the right spot.
Fix the cause, not the symptom
The failed section gets rebuilt to sound pipe, and the reason it failed, pressure, freeze, age, gets named and addressed.
Test under pressure
Every repair holds pressure while you watch before walls close. Correct the first time, proven, not promised.
Freeze protection beyond foam
Some runs need more than insulation. Heat cable earns its keep on the mountain and on long exposed rural runs, installed with a thermostat so it draws power only when frost threatens. Rerouting is the permanent answer for lines that never belonged in a cold exterior wall. We recommend by exposure, not by what is easiest to sell.
Cabins and rentals that sit empty get the full winterization conversation, including smart shutoff valves through our leak detection work, so an empty house cannot flood for a week unnoticed.
Out here, the desert writes the rules
Wrightwood, Big Bear, and the Phelan high ground freeze hard annually, and even valley-floor Victorville dips into pipe-splitting cold on clear nights. Every fall we run winterization routes through the mountain communities. Book in October, not the morning after the first hard freeze.

Which pipes should be insulated first?
Anything outdoors or in unheated space: hose bib risers, garage runs, crawl spaces, attics, and the main entry. Then the hot lines for efficiency, starting with the first several feet off the water heater. We walk the house and give you the list with one firm price.
Does pipe insulation really prevent freezes?
It dramatically slows heat loss, which carries pipes through typical High Desert cold snaps. For sustained mountain cold, insulation plus heat cable is the real answer, and we will tell you honestly which your exposure needs.
Is heat cable safe to leave on all winter?
Modern thermostat-controlled cable is designed for it, drawing power only near freezing. The horror stories come from thirty-year-old constant-on tape and bad splices. We install rated cable, properly terminated, on a thermostat.
Will insulating hot lines lower my gas bill?
Noticeably, especially with a recirculation loop or long runs to the far bathroom. You lose less heat in transit, wait less at the tap, and the water heater works less. It is the quietest money-saver in the house.
Do you winterize vacation cabins?
Yes, every fall: insulation, heat cable, hose bib protection, shutoff strategy, and optional smart-valve monitoring for the weeks nobody is there. One October visit versus a February flood is the easiest math in plumbing.
